What is LL88? Local Law 88 (LL88) requires all buildings in New York City to upgrade their lighting systems & install sub-meters in tenant spaces by the end of the year. This law aims to improve energy efficiency & reduce carbon emissions.
Who Needs to Comply?
Covered Buildings:
Buildings exceeding 25,000 gross sq.ft.
Two or more buildings on the same tax lot that together exceed 100,000 gross sq.ft.
Two or more buildings held in condominium form of ownership that together exceed 100,000 gross sq.ft.
Covered Tenant Spaces:
Tenant spaces larger than 5,000 gross sq.ft. on one or more floors of a covered building.
Floors of a covered building larger than 5,000 gross sq.ft. consisting of tenant spaces let or sublet to two or more different persons.
